What is Condominium ?

A Condominium or condo in short, is typically an apartment in a multi-unit dwelling that is individually owned and common areas are owned by the all the owners in that dwelling. Common areas could include hallways, elevators, driveways, recreational facilities, garages, yards, and landscaping. Generally, the term "condo" is used in place of apartment to refer to the individually owned unit. A condo owner owns only the unit itself which is taxed as an individual entity.

Condominium signifies a type of ownership and is not a type of housing. A condo can be an apartment in a building, a bungalow, a townhouse or an office complex. It is a legal term used in the United States signifying joint ownership of a property wherein certain areas are commonly property and other portions are individually owned. The ownership and the type of ownership is what distinguishes a condo. Each individual owns a part individually and also a part of the whole with the rest of the owners.

All the owners in a condo dwelling belong to a homeowners association to oversee the upkeep of the common areas. The homeowners association typically elects a board of directors who will take care of maintenance of the dwelling. A monthly fee is paid by all the unit owners towards the cost of servicing, maintaining and repairing those common areas. The monthly fees cover the cost of maintaining the common areas.

Advantages
• Condominiums are generally more affordable than other types of housing and you may be able to live in a more expensive neighborhood
• The homeowners association is responsible for roof replacement, exterior maintenance, common area maintenance, and other expenses
• Condominiums often include amenities such as a community pool, pools, play areas, tennis courts that you may otherwise not be able to afford.
• Condominiums are often located in locations convenient to employment and shopping.

Disadvantages
• You will have less privacy compared to single family homes.
• You will have the added expense of monthly maintenance fees to the Condominium Association fees
• You only own your unit from your interior walls inward. The rest of the structure and all of the land is owned in common with the other condominium owners.
• It often takes longer to sell a condominium

 

Buying a condominium
Before buying a condominium, ask the following questions and make an informed decision:
• Is the condominium complex a place you will feel like to live in?
• Are the rules and regulations of the condominium acceptable to your lifestyle?
• Is there professional management and 24-hour security personnel for the maintenance of the complex?
• How do the monthly condo fees compare with nearby complexes?
• Are any increases or special assessments planned within the next twelve months?
• What is the financial condition of the condo homeowner's association?
• Are any unusual bylaws, rules and CC&Rs (conditions, covenants and restrictions) that might not suit you?
• Inquire how many owners own more than one condo?
• Are there any special contracts or leases with the developer?
• What is exclusively your property and what is shared?
